REAL ESTATE FOR THE AUTONOMOUS ECONOMY

Infrastructure
for what
moves next.

IREZA is building a real estate platform for autonomous vehicles, electric fleets, delivery robots, and the communities they will serve.

01 / VISION

The next transportation network will need a new class of real estate.

Autonomous vehicles and robotic delivery systems cannot scale on software alone. They need strategically located land, dependable power, secure staging, charging, maintenance, data connectivity, and connections to the neighborhoods they serve.

IREZA’s flagship concept is an autonomous mobility hub. It is an advanced property designed to bring those essential systems together in one operating location.

THE IREZA HUB

One site.
Six critical systems.

A flexible infrastructure campus designed to support fleet operators, technology companies, delivery networks, and surrounding development.

01

Fleet staging

Secure circulation, parking, dispatch, and operating zones designed for vehicle fleets.

02

High capacity charging

Power infrastructure planned for electric and autonomous fleet demand.

03

Service & maintenance

Inspection, cleaning, light maintenance, and rapid vehicle turnaround.

04

Robot logistics

Safe launch, receiving, charging, and storage for sidewalk delivery robots.

05

Data & connectivity

Reliable communications and operational technology for connected fleets.

06

Community integration

Advanced residential and commercial uses connected to new mobility.

REAL ESTATE FIRST

Acquire the right land before the demand arrives.

IREZA’s strategy begins with controlling strategically positioned property that can support future mobility infrastructure. The value extends beyond the property’s current use. It comes from assembling the location, access, power, and entitlements tomorrow’s operators will need.

TARGET SITE CHARACTERISTICS

LocationMajor highways, airports, logistics corridors, and dense population centers
PowerExisting utility capacity or a credible path to meaningful electrical service
AccessSafe ingress and egress with room for continuous fleet circulation
ZoningIndustrial, commercial, or flexible land use potential
ScaleEnough acreage for phased growth, partners, and supporting uses
ConnectivityStrong fiber, cellular coverage, and operational resilience

02 / DEVELOPMENT MODEL

From strategic land to operating infrastructure.

01

Identify

Screen properties across the Atlanta region for location, zoning, power, access, and lasting development potential.

02

Control

Secure the strongest site through acquisition, option, ground lease, or a landowner partnership.

03

Prepare

Coordinate utility conversations, preliminary planning, engineering, entitlements, and partner requirements.

04

Develop

Build in phases around committed demand from fleet, charging, robotics, logistics, and real estate partners.

03 / FORWARD VIEW

Experience built for the next technology shift.

IREZA sees technology as a force that changes how property is used, how businesses operate, and how people move through the world.

The owner has worked in real estate since 2005, built residential properties in Florida, and completed renovations across Atlanta and Southwest Florida. That foundation provides a practical understanding of land, construction, property value, and the physical infrastructure required to turn a bold concept into a working asset.

An MBA in Global Business from Georgia Tech provides perspective on emerging markets, investment strategy, and the forces reshaping industries worldwide. More than 18 years working with advanced media technology provided direct experience with digital platforms, streaming, real time data, live production systems, and connected operations.

IREZA applies that combined perspective to autonomous mobility: recognizing where technology is going, identifying the real estate it will require, and developing the infrastructure needed to support it.
